How Fast Does Mold Grow After Water Damage?
The 24 to 48 hour window
The EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth. Texas insurance guidance says mold can begin growing within a day.
Warm, humid weather speeds mold up. Summers in North Texas give mold good conditions inside a wet home.
What mold needs
Mold needs moisture, a food source, and time. Drywall paper, wood, carpet, and dust all give it food.
You cannot remove food from a house. You can remove moisture. That is why drying is the key step.
Signs of mold after a leak
Look for these signs a few days after water damage.
- A musty smell in a room that got wet
- Dark, green, or white spots on walls, baseboards, or ceilings
- Paint that bubbles or peels
- Walls or flooring that feel damp days later
- New sneezing or coughing indoors
The 10 sq ft and 25 sq ft rules
The EPA says most people can clean mold smaller than about 10 square feet. For larger areas, the EPA points to professional guidelines.
Texas licensing starts at 25 contiguous square feet. At that size, Texas law requires a licensed mold assessor and a separate licensed remediator.
What to do right now
Stop the water. Remove standing water. Start drying with fans and a dehumidifier.
Throw out porous items that stayed wet, like ceiling tiles and carpet pad, if they cannot dry fast. The EPA says porous items may need to go.
Clean hard surfaces with detergent and water, then dry them fully. Do not paint over mold.
When to call a professional
Call a pro if the wet area is large. Call one if sewage caused it or you cannot find the source. Also call if the HVAC system may be wet. Do not run it if you suspect mold inside.
Where mold hides after a leak
Mold does not only grow on the surface. It also grows in places you cannot see.
- Behind baseboards and wallpaper
- Inside wall cavities and under paint
- Under carpet and pad
- In attic insulation and on roof decking
- Inside HVAC ducts and drain pans
- Under sinks and behind cabinets
What not to do
Do not run a fan across visible mold. It can spread spores. Do not paint or caulk over mold. The EPA says paint over mold is likely to peel.
Do not run the HVAC if you think mold is inside it. The EPA says this can spread mold through the home.
How drying fits with licensed mold work
Texas separates the jobs. A licensed assessor tests and writes a plan. A separate licensed remediator removes mold. We dry water damage fast so mold does not start.
If you already have mold across a large area, call a licensed assessor. We can dry the water source in the same period.
How can I tell mold from dirt?
Dirt wipes away and leaves a clean spot. Mold often comes back. It may look fuzzy, speckled, or slimy, and it often grows in patches. A musty smell is another hint.
Color does not tell you much. Mold can look black, green, white, or orange. Do not sniff it up close. If you cannot tell, treat the spot as mold and call a pro.
Is black mold worse than other colors?
Color alone does not show the risk. Treat every mold patch as a sign of a moisture problem. Fix the water source and dry the area. The EPA focuses on moisture control, not on the color of the growth.
How do I keep mold from coming back?
Mold returns when moisture returns. After you dry the house, keep the air dry.
- Run the AC. It pulls water from the air.
- Use a small hygrometer to watch indoor humidity.
- Use bathroom and kitchen exhaust fans.
- Fix drips under sinks right away.
- Keep gutters and downspouts clear.
Should I throw away moldy items?
Hard items, like tile and glass, clean up with detergent and water. Soft items, like carpet, pad, and ceiling tile, often need to go.
Take photos before you toss anything. Your insurer may want proof. Keep items your adjuster has not seen yet, unless they are unsafe to hold. Bag moldy items to keep spores from spreading.
Can mold start before I see water?
Yes. A slow, hidden leak keeps a wall damp for weeks. Mold can grow inside the wall long before a stain shows. A musty smell is often the first hint.
If you smell must but see nothing, call for a moisture check. Do not cut into the wall yourself. A pro finds the wet area with a meter and a camera.
Does a dry house stay mold free?
A dry house gives mold little to work with. Fast, complete drying is the best defense after water damage. Mold needs moisture to grow, so keep the space dry.
Check the area again a few weeks later, since leftover water damage can hide. Look for stains, smells, and peeling paint. Call a pro if you find any.
Common questions
Does bleach kill mold?
The EPA recommends detergent and water on hard surfaces. Fix the moisture problem first.
Is mold from a leak covered by insurance?
If your policy covers a sudden leak, it usually covers the mold on that item too. Slow leaks and mold from flood usually are not.
Can mold hide behind walls?
Yes. Wet drywall and insulation can grow mold unseen. A moisture check finds wet spots.
