Is It Safe to Stay in Your Home After Water Damage?

Short answerIt depends on the water type and the damage. You can often stay after a small clean-water leak if the power is safe. Leave if the water touched electrical systems, came from sewage or flood, or if ceilings or floors look unsafe.

Check these first

Look at power, water type, and structure before you decide.

  • Did water touch outlets, cords, or the panel?
  • Did it come from a sewer line or flood?
  • Do ceilings sag or floors feel soft?
  • Is there a strong smell or visible mold?
  • Does anyone in your home have asthma or breathing problems?

Clean water in one room

If a supply line leaked and power is safe, many families stay. Keep kids and pets away from wet areas. Stay clear of drying equipment cords.

Sewage or flood water

Sewage and flood water carry germs. The CDC says to avoid floodwater. Stay out of affected areas. Keep kids and pets away until cleanup ends.

Electrical risks

If water touched outlets or the panel, stay out of the area and call an electrician. Do not turn on breakers while standing in water.

Living with drying equipment

Air movers and dehumidifiers run for days. They are loud and use power. We place cords and units to keep walkways clear.

If you have health concerns

The EPA says to talk to a health professional before you clean mold if you have health concerns. Do not clean large moldy areas yourself.

Protect kids, pets, and older adults

Kids and pets crawl and touch wet floors. Older adults slip more. Keep these groups out of wet rooms until we finish. Keep cords and equipment away from walkways.

Food and water safety

Throw out food that touched floodwater or sewage. If a flood affected your water supply, follow local advice before you drink tap water. The CDC lists these steps for floods.

Plan a place to stay

If you cannot stay, keep receipts for hotel and food costs. Your policy may pay for added living costs after a covered loss. Ask your insurer before you book.

Can I use the kitchen and bathrooms?

Often yes, if the plumber fixed the source and the room stayed dry. Ask your plumber first. Do not use a drain that backed up.

If sewage reached a room, stay out. Skip any fixture connected to that line. Wash your hands with clean water after you touch wet items.

Can I run the HVAC during drying?

Ask the crew first. Wet ducts or a wet air handler can spread moisture or mold through the home. The EPA says not to run the HVAC if you suspect mold inside it.

If the system is clean and dry, the crew may want it on. Follow their advice for your home.

What if someone feels sick?

Listen to your body. Musty air, wet dust, and sewage can bother the eyes, nose, and throat. Move that person to a dry room or outside.

Call a doctor if symptoms last or feel strong. The EPA says people with health concerns should talk to a health professional before cleaning mold.

When can we get back to normal?

Wait for the final dry reading. The crew should walk the rooms with you and show the numbers. Ask about any room you should still avoid.

Rebuild work can start after drying. Ask your contractor to keep dust and tools away from living areas. Then you can use every room again.

How do I keep the air cleaner during drying?

Keep wet-room doors closed. Open windows in dry rooms if the weather allows. Do not stir up dust from wet materials.

Wear gloves and sturdy shoes if you must enter a wet room. After water damage, small habits protect your health.

What if the water smells bad?

Strong odor can mean sewage, stagnant water, or mold. Stay out of the room. Do not try to clean it yourself.

Call a pro. Tell the crew about the smell right away so they plan for safe cleanup.

Should I wear protective gear?

For clean water, gloves and boots are enough. For sewage or flood water, leave the work to a crew. They wear gear that protects skin, eyes, and lungs.

Wash your hands after contact with wet items. Wash clothes that touched dirty water apart from other laundry.

What about my pets and their food?

Keep pet bowls and beds out of wet rooms. Throw out pet food that touched dirty water. Give pets fresh water from a clean tap.

Keep dogs and cats away from drying equipment cords. Close the door to the wet room.

Where should valuables go?

Move papers, laptops, and jewelry to a dry room. Put small items on a high shelf. Keep photos of the items before you move them.

Store key papers like your policy and ID in a dry bag. You can grab it fast if you must leave.

Common questions

Can I sleep in a room that got wet?

Not until it is dry and checked. Sleep in a dry room.

Is the air safe during drying?

Drying lowers moisture and mold risk. Ventilate if you can.

Where do pets stay?

Keep pets out of wet areas and away from equipment.
